wide shouldn't be financed for 30 yrs. and i have a high interest rate b/c it was explained to me that even though I didn't have bad credit I didn't have enough credit. Now, I am married and want to buy a real house. What can i do?
First, get your information together on the mobile home. The payoff, taxes, insurance and payment per month amount. Keep all your important papers together in a file so that after you put this on the market for sale, you have everything handy when questions from prospective buyers come in. I you only want to sell the mobile home, you cannot get a Realtor to help you, however, you can make a flyer or e-flyer and have it sent to all the Realtors close by to allow them to know your information. They will try to help you sell it. Sometimes there are people just looking for land they want to put a mobile home on until they build a house. There are restrictions usually different in all areas about this, so check with your county on what they are. Get your options together on paper: Can you rent it for the payment amount, lot space rent and tax & insurance? If so, try to make it an income producing property. This would help in the costs being a wash when it comes to your income to debt ratio when trying to buy a home. Then if you could speak with your mortgage broker or your bank and ask them what you need to do to create more credit, they should tell you. Some suggestions: Get a copy of your credit (freeannualcreditreport.com). Make sure it is all right on the report. Whatever you can have taken off, then do that. Wait a month or two giving the Bureau a chance to remove the errors. Get some credit at an easy and inexpensive place such as Badcock Furniture or a secured credit card to help you build up more credit. Pearlie C. You are not out there by yourself. Believe you me! A number of people have actually gone in to foreclosure because they were misrepresented about manufactured homes. There have been several mobile homes sold in the past year. If you own the land in which the singlewide is on, then it can be sold by a real estate agent, if not, then you would have to sell it yourself. I am a Real Estate agent and have been selling real estate in Person County for 21 years. You can get the opinion of a Realtor as to its value. Maybe you can sell it and get rid of the mortgage. Maybe if you can't sell it, you can rent it and cover the costs of the mortgage and apply for a new loan on a house using your income and hubby's, plus both yours and your husbands credit.
Single wides are very hard to get financed. Prepare yourself for unpleasant information from a Realtor.
put it on a trailer and truck it over to the new house. put it in the back yard. when your family comes to visit, they will have a place to stay.

Try to sell it. If you own the land it is on use a REALTOR. If you are renting the land then a REALTOR can not help you since it is then considered to be not real property. Some places when the land is being rented requre the unit to be moved, others don't.
I hope it can be sold as real property (that is you own the land) then it will be attractive to someone like you were as affordable houseing.
Now if you can't sell it then renting it could also be an option
