I bought a condo back in september '07 with an outdoor parking space. I was told it is the first spot from

the rear exit of the building. The building maintenance company recently posted a new layout of the parking area and indicated that my parking space is on the left side of the drive way. It doesn't seem to be a legal parking space to me. What can I do to verify if it is a legal parking space or not? Better yet, should there be a survey or something that map out the parking area? I don't seem to find it in the condo declaration.

If this is truly your parking spot it would be specified in the DEED that you received at the closing. This is a simple question that your closing attorney can answer for you, especially if he did his or her due diligence before you went to contract. Again, if the spot came with the unit, it would be clearly defined in the deed and condo documents. If this spot ends up NOT belonging to you, it becomes a disclosure issue and I would say your attorney would be the best one to advise you! Martha McDonnell Coldwell Banker Summit New Jersey
