whether it is a short sale or not; i just got off the phone with the agent. This house is not a short sale, it has several liens against it, but it is still under contract. It may take months for this confussion to work its' way out. All I know is what the agent is telling me. Thanks for your answers

If this home is under contract then it is because the agent has not changed th status to be a short sale transaction

Use an experienced short sale agent for representation to interview the sellers situation.

This home is not under contract, it is available for sale. However it is a short sale so any contract between buyer and seller will have to be approved by the mortgage company.
