The responses to your questions have been good. Hopefully, you have a better idea of what needs to be done so that your credit rating will improve and the dream of home ownership can become a reality! I used to live in the 76549 zip code and am still in the Killeen area. If you would like to talk to someone face to face give me a call and I will put you in touch with a mortgage lender that will take the time to explain the mortgage process and help you put a game plan together to improve your scores. My contact info can be found on my website. Good luck!
Sanchress,
Judy is not exactly correct, you can have too much credit available to you as well. You need to talk to someone about a mortgage. I would contact someone that handles FHA mortgages and USDA mortgages if they are available in your area. They may tell you to pay down some cards and tear up others. Even people that make $75,000 or more and have no late pays have been turned down for having too much credit available to them.
yes you must have some good credit open, and you should not have too much owed, you should also not have too much of a credit line. .
Talk to a lender.
You are not too far off if you talk to the right person.
Good luck

The first step in improving your credit score is to pay everything absolutely on time. No lates. Also look into the ratio between available credit to you (e.g. credit cards, etc.) and the amount you have used. If all your cards are maxed out, this results in a lower credit rating. Take your cards one at a time, and apply as much as possible to paying the one with the lowest balance off while continuing to make minimum payments on all others. Once the first is paid off, go to the next one with the next lowest balance, and pay it off and so on. But do not cancel the cards. Remember, you're trying to show a lot of available, unused credit. Another option you might consider is joining NACA. Go to NACA.com and sign up. They offer counseling and help for credit challenged future buyers. Good luck!
