I be moving to south bay in January. I will be working in Torrance and am looking for a 2 bed. townhome location. Location for resale is prime. 600k?

Bailey....If you're looking in the under $600,000 price range in Torrance..... you'll be able to find some stunners!!! Especially 2 bedroom???? My gosh...you'll get 3 bedrooms..and the HOA's here in Torrance DEFINITELY are WAYYYYYYYYYYYYYYYYYY below the HOA'S in Playa Vista. I almost fainted when I took some of my buyer's shopping there with the HOA fees and the Mella Roos fees they make you pay...Most of the properties here in the South Bay DON'T have Mella Roos..thank God!! The South Bay is STRONG...and
if you are in PRIME areas of Torrance, you will still get an awesome ocean breeze and close proximity to the beach areas. Location, location, location.... there are some primo areas here in Torrance.

Hi Bailey,

Are you focused on townhomes for any particular reason? There are usually some great homes around Torrance by Redondo and Hermosa Beach for under $600k. I've even seen duplexes in this price range. The money that you save on HOA dues can help offset your maintenance costs and I think that single family homes are a better investment when it comes to retention of value and appreciation.

I'm going to disagree with the other agents. If you want prime location, that price range is a tough one, not impossible but anything in prime resale location for $600K is going to sell immediately.

I would suggest you hire and excellent local Realtor to help with your search, they will likely need to use untraditional methods to find you what you are looking for.

If location for resale is one of your top concerns, then you are well served to buy in the "West High" or "South High" areas of Torrance, on the Palos Verdes Peninsula or in Redondo Beach. These areas are highly sought after by home buyers, as they are serviced by some of the finest schools in Southern California. I would be happy to send you a map of these areas and the available inventory. You will love living in the South Bay. There is plenty to do and you are close to LA too. Welcome.

Congratulations on your relocation! I grew up in the South Bay and still have family there. I can tell you that it's completely different from Playa Vista, but with lots to offer: sunny beaches, good shopping, high rated school districts, great restaurants and more!

You should have no problem finding a 2-4 bedroom townhome in your price range in areas like Torrance, Redondo Beach and Hermosa Beach with monthly HOA dues ranging from $125-$477.
