So it would appear as if you could use your social security income towards qualifying (assuming it will continue), but not the private duty income.
If you cannot qualify strictly off of SS income, then FHA financing will permit you to obtain a non-occupying co-borrower to help you get approved.
A non-occupying co-borrower is similar to a co-signer. Assuming their credit is good and their income is verifiable then you could also use their income to help you qualify.
