3-4 yrs to be fully developed. I would be one of the first to purchase and move in by end of year. I am looking for advice/feedback (pros & cons) on anyone who has been in a similiar situation personally or with a buyer.

I think that to be one of the first in.. not too bad. You will get preference of the lots and be in place if anything goes wrong with the house or property you will ahve the builder right therr taking care of you.
Yes, there will be some dirt.. but to say that the dirt and mud should e your deter you from buyng ..

I have wew construction in Freehold,l Great Street.. but there are only 2 lots left...
Priced very reasonable at $549,900 4 /5 Bedroom homes...

Nadine, a downside: construction dirt and noise; potential temporary drainage issues while lots around you are graded; but most importantly in this time a struggle for builders, a builder that pulls out due to financial issues, leaving you stuck in an unfinished community, without amenities promised. Make absolutely certain that the builder is financially sound right now.
Being the first to move in to a new subdivision will condemn you to months of dirt and dust infiltrating the exterior and interior of your home. Most early residents in a new subdivision swear they will not make that mistake again.
