1. Do you have a ratified contract? If you do, you have to follow the rules of having a ratified contract to void that contact or your earnest money deposit may be at risk. Talk to your agent.
2. Relative to your ratified contract price where is the seller's new price. I ask because if its right around your price then the seller may be hoping for a back up contract. Being the seller and taking "one's" home "off the market" is a risky thing and they just want to know that you love this home enough to do what you say you will and do the step required to get to settlement.
3. Did you sign a specific or general home inspection? Your agent can guide you through that? If you have many deficiencies or concerns about the house then talk to your agent and decide what is in your best interests. But you have to follow the rules you agreed to, in achieving a Ratified Contract. Congratulations!
