Other places to look for land contract homes would be yard signs that are advertising the home for sale by owner, your local newspaper and Craig's List. When dealing with a homeowner directly and not using an agent, it would be critical to get an attorney involved. Owners may try selling their home on land contract even though they still have a mortgage. Only homes that do not have a mortgage can be sold on a land contract. The reason for this is that all mortgages have a "due on sale" clause and a land contract would be considered a sale. This could force the lender to make the entire balance of the mortgage due immediately.
