I am thinking to the condo at 18 Day street in Waltham. Any comments about price and neighborhood?

An offer with an 8% discount off asking price is a great place to start. In the last 6 months 56 condo's have sold in Waltham with an 8% discount off the original price. I think a buyers agent with strong negotiating skills could help you get this price.

Waltham property values have held up better than most places in the State, and possible the country. That being said, a complete market analysis of what has recently sold and what is currently on the market would most likely show justification for an offer to come in low but probably not $421,000. That being said, if that is the offer you would like to submit then you certainly should go for it because you never know! I'm happy to prepare a comparative market analysis for you at no cost and no hassle if you would like.

I thought that property which been priced $457,500 in 2006 should cost today about 8% lower - $421000
Also it assesed as $407,000...
Am I wrong and prices of Walthams condo stays stronger?

The owner paid $457,500 for the unit in 2006 which already tells how close they are to losing money on the property. They took a loan for $366,000 so this means they aren't close to a short sale situation (yet).
When looking at the comparable sold 3 bedroom units from the last 6 months it looks like the property (with the new price drop to $449,900) is pretty well priced. There is probably some room to shave another $10K off the purchase price but you might need a strong negotiator.

When trying to price a property it is also important to look at comparable units that are on the market, i.e. what the local competition is. Here is every other property for sale in Waltham:

Hi Actonian - The condo you are looking at last sold in 2006 for $457,500. Considering the size and number of beds and baths the asking price is decent is fairly decent but in my opinion there is some room to go lower. There are other comparable properties available in Waltham as well which you might want to check out. I'm happy to show you anything you might want to see and to provide more information on the Waltham condo market.
