Why do you ask?

Not meaning to be contrite, but that really depends on why you're asking. Is it because there is a particualr property in mind since that is a case by case answer. Otherwise, it also depends on what you need from the invesments. Do you need cash flow? Or do you need depreciation and a loss to offset income?

I generally don't like to give simple answers to complicated answers. It really depends on your situation, your needs and the properties themselves. In today's market, like Kelly and The Somers said... It is a great time to buy! It's just important to know what you need to know (If it's bank owned, facing foreclosure etc...) I have sold many investors property there and they continue to have no issues.

BTW, I grew up in Clifton Heights, actually Primos. I also bought my first home in Aldan. There are spots here and there where it is more likely you will rent more easily, lose value potentially and clean up on price. Some you will see gain...

Just interview the right agent, that's where it all starts! I have a listing at 123 E Berkley Ave and I have lots of activity (showing it on average ever other day at least. It's been on the market for a month and we are ready to present an offer...)

It depends on how much you willing to spend and what kind of return on your money your willing to earn and how long your going to hold it for.

Maybe in Westbrook Park but that's it. The whole of SE Delco is on the decline...I think you will find the quality of renters to be declining in the next 5-10 years as well.

I lived in Westbrook Park for 12 years, If you can find the right deal in the Westbrook Park section of Clifton Heights it could be a good investment

Hi,

I live in and own rental property in Clifton Heights. My experience has been good and I will continue to invest in rental property in this area. I have never had a problem finding good tenants and never had a vacancy for more than 1 month. When it was vacant it was because the tenant moved out ahead of their lease ending and it was January. It's difficult to find a tenant in January no matter where the property is located. Plus, I didn't loose any rent because I held the tenant responsible until I found a new tenant. If the property is located within the borough, know that Clifton Heights requires an annual inspection. They look for health and fire violations. ie, they check all the smoke detectors and fire extinguishers and make sure there are no health code violations. It's always been an easy inspection for me. Call the borough at 610-623-1000 for the inspection fee and a list of what they look for in their rental U & O inspection.

The seller ask for 109K and the house worth about 156K.

I have not visit the house yet. Base on the description, it look like i need alot of fix up.

In this market, it is a good idea to buy, period ! It is a buyers market - a lot of properties to choose from to get a great value ! As far as where, that will be a personal preference to you. Hello Vi,
I think that question depends on a few factors, mainly, how good of a deal are you getting on the property.
Although I cant predict into the future I curently have a few houses for sale in Clifton Heights so am familiar with the area. I feel that Clifton Heights has a lot of subsections and different areas where some may not stay flat or depreciate. This depends as to what section the home is in. Also, a huge factor will be how much under market value you were able to purchase it. If you can purchase the property at a low enough price you can have built in equity and then be protected on the downside should values fall. Im assuming that you will be renting it out so as long as you are in positive cash flow situation and some equity and plan to hold onto the property for a while the direction of Clifton Heights shouldnt be as important.
