Talking with the builder is great for fact finding and digging around for information. In most cases, as you may have heard before, you really want to have representation when negotiating real estate deals. The builder is trying to protect their interest, who is protecting yours?
I'd request a huge discount on options in the house. Builders pay less than the option price, so are more inclined to accept give-aways over a flat out discount. In this market, try BOTH, and see what they say.
The best way for you to get a great deal with a builder is to have Buyer Representation with an agent that has experience dealing with builders. Since my father was a home builder, I know how to negotiate with a builder. Also, it depends on whether the builder is a local builder or a large, national chain. FYI...builders have some very difficult contracts that most consumers do not understand. Those contracts are written to their (the builder's) advantage. It is important for you to have the proper representation when you decide that you want to buy a home from a builder. Without an agent that has experience with builders, you are taking a risk.
In all honesty the best way to negotiate with a builder is to hire a buyer's agent and have your own advocate. The builder has "his", that is the salesperson. Builders and salespeople are notorious for making you feel as if they are your agent, but it is exactly the opposite. You need to be sure you are represented by someone who understands how builders operate and are capable of doing the market research to help support your negotiating points.
