If you are searching for a lender, be sure to choose one who is on the PHFA approved list. (Pennsylvania Housing Finance Agency). That way, if there are any credit issues, or if you need some down payment assistance, you will be able to get it more easily.

The best first step is to take stock of your financial situation. While there are many variables in obtaining financing (especially since there are a wealth of mortgage programs to take advantage of), the biggest are: credit, income and current debt.

I would recommend meeting with a qualified mortgage professional and take stock of where you are now and what you may have to do to put yourself in a more favorable position.

Hello Rachel,

You need to speak with someone who can guide you through the process. They would take your basic information, pull your credit score and tell you the dos and don't in the next 6 months.

There are so many variables that its best to look at your situation a provide a plan that is best suited to your situation.

For example, there is no point talking about fixing credit if yu have an 800 credit score. What I can do is show you how credit scores can affect your rate depending on th type of loan you are getting and advise you of the types of loans that are available to you.

If you have all of the information you can make good decisions and a good mortgage broker or lender will provide you with all of the pertinent information.
