I am seeking private investors who are financing and have homes they are selling in San Diego County. I
have buyers with really poor credit but with employment and some savings.
Minimum requirements: 3 bedrooms, 2 baths, single family detached homes; lease option okay as long as monthly total payment is between $1000 - $2500 with percentage toward the sale price or down payment. They will not be in a position to refinance within 1 year. So the longer the option the better. They are also willing to pay an option deposit everytime the option renews. Some of them are facing short sale or foreclosure and really need to put their families into a home soon. Please contact me. Thanks. I also have buyers who are seeking investment properties but cannot qualify via conventional or FHA. They will gladly pay private investor rates as long as the payments are manageable.

Your question, however, is a bit confusing. You say you're looking for private investors who are financing. I know some investors who buy-and-hold, and put tenant-buyers in place with lease-options. I guess that's what you're talking about. But when I hear "investors" who "finance," I think of an entirely different group of investors--people who lend their money out, usually to other investors. The going rate around here (East Coast) is about 12%, secured by the property (usually a first, usually no more than 70% LTV). Right now, it's more difficult to find tenant-buyers than it is to find lease-option properties. So if you have potential tenant-buyers, you're in very good shape. There are three major Real Estate investing clubs in San Diego that should have the contacts and information you are looking for. http://www.sdcia.com http://www.nsdrei.org http://www.socalcia.com Each has a forum for investors that you could access and post your requirements. A local Realtor could also search the MLS for "seller carry back, lease option, easy qualify etc." properties.
