Most foreign investors secure their financing overseas, and then pay cash here. US banks need to see a credit history here and ties to the US in order to lend. HSBC does do mortgages to foreign buyers, but they also are known to not close at the last minute, which is a disaster to all involved. I have heard Emigrant is good, but do not have first-hand knowledge of them. I have helped many foreign investors; they were either cash buyers of got a loan in their country.

If you are not an American citizen but want to purchase a house here, there are home loans for you. Many mortgage lenders offer foreign national mortgage programs, which work very much like standard U.S. loans -- except that the required down payment is generally larger -- about 30% -- and you may have to get your mortgage from either a large bank or a niche lender.
