I am preparing a contract on 871 E.Coach Rd in Palatine. and I see alot of same type of units on sale in that area.. is something wrong in this area?

I am getting nervous..what is the main reason behind all these huge number of units on sale? is that neighborhood good neighborhood?

You might want to contact the association and find out if any "special assessments" have been passed. You would also want to see how much association fee's are per month.

To date there are only 10 units for sale. I would check to see what the total number of units for the subdivision is and compare it to the number of units for sale. I think you will find the percentage lower than you thought. Remember that we are in a depressed market right now so that there is a large inventory of homes for sale, both attached and detached. If you are worried about the area you could call the local police department and ask for statistics on the crime rate in the subdivision

FIRST ANSWER

Only you can determine if the area is right for you. There are a lot of homes for sale in many areas so don't let that sway your decision. Do your homework with your agent and make the decision that is right for you. Also, as an FYI this property is currently showing as under contract in the MLS so if that isn't you as the buyer it may be a mute point. Good Luck!!
