Craig, The Southern Oregon coast is a beautiful place to live. Brookings has several nice homes in this price range. With the local rivers and ocean the south coast is a true nature lovers paradise. You might like the Gold Beach & Pistol River areas as well if you are looking at homes in the community of Brookings. Gold Beach is the county seat for Curry County and has the only hospital in the county. I know of one very nice ocean front home in the Brookings area that is a destress sale and the owners are forced to take a much lower price. Craig, Brookings is a potentially hot, coastal market. If you are jumbo loan, I would opinion you find something special about the location, the site, or both...a big house will be bigger/better in the long run with an ocean view, large site, or both. Newer construction is also a big plus so your depreciation is minimal. Your potential price tag should be enough to acquire a property having the latter mentioned amenities. If you can acquire a property improved with a single family residence, and that has a large lot which can realize excess land (site split, etc)...you'll really gain in the long run with a lot release, spec construction, etc.....let's chat....here to help.
