I am planning to build a home in the Grand Estates at Northlake Hills Community.

are there any gotchas I should be aware of? Power Lines, School District etc.. Please advise

Never purchase a home unless you have your own real estate agent who represents you therefore you are covered under YOUR agents e & o insurance. I have seen some builders contracts WOW. I cant believe a potential home buyer would sign a contract of that natrue. We offer a Dallas home buyer rebate program earn up to 50% of our commissions

More info:

Grand has 4 lots left to build on. The plans have already been decided on which floorplan will be 3 of them except for 1. You can choose any floorplan to put on that one. 2 of the lots back to the power lines and 2 others don't.

They are also about to start on phase 3 and 4. Phase 3 consists of 100 homes that are similar to what is available with prices starting in the 450s and the phase 4 will have a new line of product that will have a mediterranean look such as tile roofs, built of stucco etc... also starting in the mid to high 400s So expect them to be there for a few more years...

They also have some great buyers incentives!!!!!

The biggest GOTCHA is the potential for 10,000 apartments on the Northlake land between this development and Beltline. That will add TONS of traffic to the area and there is big concern for the school system. If you have elementary school age children I understand they now will attend Austin, and not VR elementary. That's 4 miles away or so. I live in the area so if you need assistance negotiating with the builder please call me. ALWAYS use a realtor when thinking of building, even before you visit the builders for the first time. Every day almost on this website we have people asking us about the terrrible situations they're in because something has gone wrong.

Make sure you still have an inspector come and check out the property for you. I would even look into an inspector that can inspect as the home is going up. Just a safety precaution that is well worth the money.

FIRST ANSWER

Yes there are power lines right around that community, as long as you don't get a lot that backs to it, you should be fine.. School district is good.
