Dear Albert,
i agree with Tom. To start, it is very hard to give you recommendations without knowing your budget. Palm Beach County has properties in all price ranges and it doesn't help you or us to present all options if they are not financially viable.

Imagine: "I would like a house with a guest cottage in Fiji. What is available?"

For one or all of us to better assist you, please let us know:
-Community with or without homeowner's association (HOA)?
-Community with or without mandatory club memberships?
-Minimum or maximum size lot?
-How many bedrooms would like in the main house?
-How many bedrooms in the guest house?
-Do you need a pool? Would it be nice but not necessary?
-Would you like to be close to golf courses, tennis, shopping, restaurants or other amenities?
-What is your budget? -Will you be paying cash?
-Do you plan to finance? How? Where? Down payment % or $?

Once I have a clearer picture, I'll be happy to share what is available.

Sincerely,
Susanna Grubb

Dear Albert,

So much is dependent on what you need in a guest house as most will be very modest. As of this afternoon I have 14 homes on the market in Boynton Beach with guest quarters ranging from a very modest residence in Bowers Park listed at $85,000 all the way up to 5 bedroom estate home in Equus listed in excess of $1,000,000.. Some of these are in private club communities with fairly significant equity membership requirements.

If you would like to talk and further explore what other options may be available to you please feel free to contact me at your convenience.

I hope this information is helpful but if you need anything additional please do not hesitate to give me a call.

There are many homes for sale in Boynton Beach. In order to find your home in Boynton Beach it would be helpful if you let your Boynton Beach realtor know what price range you have in mind, how many bedrooms/baths you require, and whether you need a garage, a pool, whether you want a gated or non-gated community, and any other details you have in mind.

That way, your Boynton Beach real estate agent can try to pinpoint a few Boynton Beach homes that will make sense for you. Please take a look at http://properties.jablonteam.com/904421w/index.php?main=city… to find Boynton Beach real estate.

Before searching, your real estate agent in Boynton Beach will need to know whether you are purchasing with cash or using a mortgage. If cash, then you will need to have a proof of funds letter. If a mortgage, then you will want to have a pre-approval letter from your Boynton Beach mortgage broker. Try this site for mortgage information: http://www.prestonware.com

QUESTIONS TO ANSWER to send you appropriate properties:

If you are getting a mortgage, have you been pre-approved or would you like the names of local lenders who handle buyers from other countries? Most agents won't proceed without that. If cash we need proof of liquid funds, e.g. copy of a savings account or brokerage account. We require these from all buyers, US or elsewhere.

What price range are you thinking of - what is the most you would spend

Are you age 55 or older as some communities have age restrictions

How many bedrooms, and living sq ft
