i agree with Tom. To start, it is very hard to give you recommendations without knowing your budget. Palm Beach County has properties in all price ranges and it doesn't help you or us to present all options if they are not financially viable.
Imagine: "I would like a house with a guest cottage in Fiji. What is available?"
For one or all of us to better assist you, please let us know:
-Community with or without homeowner's association (HOA)?
-Community with or without mandatory club memberships?
-Minimum or maximum size lot?
-How many bedrooms would like in the main house?
-How many bedrooms in the guest house?
-Do you need a pool? Would it be nice but not necessary?
-Would you like to be close to golf courses, tennis, shopping, restaurants or other amenities?
-What is your budget? -Will you be paying cash?
-Do you plan to finance? How? Where? Down payment % or $?

So much is dependent on what you need in a guest house as most will be very modest. As of this afternoon I have 14 homes on the market in Boynton Beach with guest quarters ranging from a very modest residence in Bowers Park listed at $85,000 all the way up to 5 bedroom estate home in Equus listed in excess of $1,000,000.. Some of these are in private club communities with fairly significant equity membership requirements.
