I am 52, my wife is 50. we bought our home for $394,000 in 1992. we want to move within the county. what are our property tax implications?

You still have your 500,000 exclusion regardless of age 55 or not, my concern is they may take that away from us, who knows what is in store with the gains tax of our primary residence.

You have received 2 excellent answers from the other 2 agents....... Age 55 is when you can apply for
prop 60 (that is moving within the county) and you need to buy at or lower than what you sell your property
for )...also you will have your $500,000 exclusion as a married couple.....might be worth waiting until
your are 55, Rick....... ........

Sorry you don't qualify for prop 60 or prop 90, need to be 55 or older and have lived in your home for 2 of the last 5 years. Your property tax rate will be around l.12% of the purchase price. Feel free to give me a call if you are not working with an agent.
