opportunity to get a good deal on a house. HOW do I get the information. Will a realtor help me find houses that I can buy from banks that are in foreclosure? Thanks for any help you may have!

Lorrie, If you are interested in just viewing properites (REO/Foreclosures) to get an idea of what's available and prices then you may want to make use of these sites.
The banks and the Gov. maintain Databases of their properties for sale and who they list them with. These databases contain address,asking price, property description, sometimes photos, contact info, listing agent and information on the Buying/bidding process.
These Bank and Gov. sites are provided for use by the public absolutely Free. Sites like these...

Hi Lorri,

I have spend much time lately looking at foreclosures with a client. We did find a great deal that matched their criteria, which was a pretty smooth process. Recently too, I was helping another client looking for a foreclosure and we ended up finding an even better deal with a motivated seller, whose house was very well maintained. My advise would be to keep your options open on non-foreclosures as well... some really nice homes are being sold at a foreclosure type price and without the frustration that sometimes comes with buying a foreclosure. If you are looking at purchasing a foreclosure or REO property, it is best to have an agent help you and represent you through the entire process. Bank owned properties are a bit different to deal with. Depending on the bank that owns the property, they may want only a cash offer and not a financed offer. There is no rhyme nor reason when dealing with a bank owned property, although they can either run beautifully smooth or have some hiccups along the way. You need to have an agent who knows the process in dealing with the banks, and who is also going to represent you to the utmost of their abilities.
