I am looking to rent a home in the Bronx, mainly with an option to buy...any reputable programs, or people I can work with?

Have you ever heard of the NACA program. this program allows you to purchase a home with no out of pocket fees and no DP (of course in NY usually you will need a good faith deposit).

I would rent and in the interim get see if you a a fit for this program. The only downside to the program is the time in which you will have to wait to get your home due to the process.

Be aware that rent to own can be risky and one could stand to lose a bit of money, therefore do inform youself well beforehand, also consult with an attorney for all related paperwork. If you haven't done so yet, visit with any licensed loan officer, see if you can buy outright...

I hear a lot of these programs...just wanted to know how ligit they really are...I have a few more steps to complete in obtaining my own mortgage...just need to save more on the down payment. I am just so desperate to get the heck out of where I am. I will take you up on that phone call Mr. Sanchez..thanks!!

You are better off finding an owner that is willing to sell or rent a home. Then getting a regular 1 or 2 year lease with the 1st option to buy. Usually, you have a period of time to go to contract and secure a mortgage whem your lease is up, could be about 90 days. If not owner has the option to sell to someone else or to continue to lease the proeprty to you or someone else. No true obligation to the initial renter and give you time to save for down payment and get credit inorder, also to possibly find a better deal at no cost. You would be renting anyway while doing the previous activities I mentioned.

There are many programs out there with option to buy, I would like to ask why are trying to go this route, have you gotten any info on how you can obtain your own mortgage. If you have more questions feel free to give me a call. My info is below.
