I believe that I have at least $25,000 equity in my house. I need to move soon. My credit score is around 700.
Options:
A) Try to see what I could get pre-approved for right now? See if the bank would loan me money for a lesser house that is not one that I love. (I owe out $700 a month on current mortgage and loan payments. Would they give me a second mortgage if the payment was like $500 a month? I gross more than $3500 a month.)
B) Wait til tax time to buy, so that I would be able to add my husband onto the house loan and we would have built up quite a bit of savings by then? He has been at home with our kids and has just gone back to work. His credit score is also about 700 and he has been at his job about a month.
B) Sell my house and then move into a rental, waiting for our dream house and we'd have more buying power?
C) Wait til I have a contract on my home and then see what I could borrow?

A lender is going to be better able to answer your credit questions. If you think you can get your score higher it may benefit you to wait. But, a 700 is high enough to qualify so it really depends on what you want in your next home. I would not suggest buying while you still have your other home unless you plan on keep it as a rental.
I would put your present home up for sale with a good listing agent in your area and then in the city you are planning to move to start working with a buyer's agent to A) determine the area you want to be in when the time arrives and to see the types of homes and price points that are available. Once you have spoken with a lender they can help you to determine what you want to do.
Depending on where you are wanting to move to there is a pretty large inventory of homes out there. So you ought to be able to find a "dream house" that may already be out there just waiting on you.
You definite first step would be to find a lender you want to work with. You might even want them to be in the city you want to move to.

If you already know what city that you want to relocate in, it would be a good idea to start house searching on the web just to get an idea of what price range your dream home falls under. If you need to wait until you can add your husband on the loan in order to get the house you want, it is worth renting for a while. Remember, every time you sell and rebuy, it cost you thousamds of dollars. If you settle for a home that you are not happy with, you will be selling again soon to rebuy what you want, wasting far more money than if you would rent, even for year, until you were able to buy something that you will stay in for years to come.
