I am looking to purchase an apartment complex in Las Vegas up to $2million. Can anyone please tell me which area has better returns? Thanks

Zetach,

There are many great areas to purchase apartments in Las Vegas and there are some great deals in the market, even today. First, are you looking for the highest NOI, highest NOI that is stable, long term appreciation, etc. All of these items come into play as you already know. Are you adverse to a building with deferred maintenance? There are some great deals that need quite a bit of work but the upside is phenomenal. Great returns.

I would suggest not worrying too much about a specific area since there aren't that many apartment complexes in Las Vegas to start with, much less that are for sale. Have you considered investing in smaller single family homes, condos or townhouses? If you'd look at condos & townhouses, I suggest Summerlin & Henderson. I know Summerlin has quite a few 800-1200 SF condos in the range of $75,000-$95,000 each. I'm currently working with a cash buyer that needs 3-6 rentals per month in the $100,000+/- range so am getting familiar with the inventory. If the $2 million is cash, you can move mountains.

If the property you buy has over 4 units you will need a commercial loan which has different requirements and higher required down payments.

Your returns are truly based on the number of doors and your acquisition cost, not so much the area. Las Vegas rents for apartments do vary on the area, but the price of the complex will also vary in the same way for the area. You could get the same cap rate on a unit renting for $700 in the north as you could for one renting for $1000 in the south. Apartment complexes are few and far between in this market. Many of my investors have also been looking into other multi-family dwellings... 4 to 8-plex units are at great prices and can bring incredible returns.

I have a client that owns a few apartment complexes that are not currently listed for sale but if you are interested I can see if he is interested in selling them now. The question is which complexes will give you the rate of return you are looking for and do you want to have a project that has more upside potential or are you looking for stronger upfront cash flow. Investors in apartments usually concentrate on the cap rate. Anything over 10 today is an outstanding investment in Las Vegas. The apartments with the bertter returns will be priced higher, so your first consideration should be the cap rate.

Hi there!
Vegas generally doesnt have a ton of apartment complexes listed, as we dont have a ton of apartment complexes like some other cities. A large portion of our investors own multiple rental homes/condos, either staggered around the valley, or concentrated in one area. Thats not to say that you wont be able to find any apartment complexes, there just arent a ton on the market, generally. Feel free to contact me with any questions.

I wouldn't fixate on one area. We do not have a lot of inventory available. We could go through what is left of the inventory together and figure out what is your best options. Give me a call.
