I am looking to purchase a vacation home on Kerr Lake in Clarksville, VA. Any advice on the area or market?

Now is the time, two lake homes sold last week, one with miltiple offers and I have one more lake house with multiple offers being negotiated now. We have been seeing the listing prices go down and the market is starting to react to the good deals.
Kerr Lake is unlike any lake I have ever been around, it just does not ever get crowded, with 800 miles of shore line you never see over a few boats in the water. It is the best.

I have developed a great business in the Smith Mountain Lake area in southwest Virginia. Great lake! I don't know anything about Kerr Lake or Gaston Lake. I would check on their shoreline management plan. That could effect your dock or future dock plans. They are typically non-negotiable once in place. This may not affect you at all, so don't be alarmed! I'm not sure if this affects you. If it is a remote possibility, I would get everything in writing and have full understanding of the plan before I closed on the property.

I am a real estate appraiser; my fiance is a realtor. Kerr Lake and Lake Gaston are both beautiful areas; it was traditionally thought that Lake Gaston was a much more expensive area and for a while it was. However lately Lake Gaston prices are starting to come down some and are therefore in line with Kerr Lakes prices which seem to be accelerating. The main difference is that Kerr Lake water levels tend to fluctuate more; if you're back in a cove and there's a drought, you may not have wateraccess. Lake Gaston is much more regulated, thus values tend to hold a little better. However after skyrocketing prices on Gaston in the last three years, more people looked towards Kerr Lake and pushed up those prices. My mother-in-law has a home on Kerr Lake. Beautiful area. She lives in Ponderosa, about 15 minutes outside of "downtown" Clarksville, but still on the water.
