I am looking to purchase a loft (greater than 1100 SF) in the downtown area for around the mid 300s to low

Hello Searching,

I checked the MLS and there are two units that may fit the bill. A short sale in the Market Lofts ,MOLINO STREET LOFTS and Barker Lofts. That's a tight price range so you need to jump on them when they get listed. If you would like further info, let me know.

I hope you are coming to our open houses tomorrow. We have two listings that would be perfect! We also have the most pocket listings. Pocket listings are listings that are not "on-line" that are needing buyers who may have unique situations. Situations could include people who don't need to move in right away, people who have large down payments, etc.

If you're still searching, your wait may be over. Have you considered a loft in the growing community of the Fashion District?

After about a year off the market, the Santee Village Lofts are now back on the market and will be premiering the release of the first residences grand opening weekend February 26-27. The limited collection of just 15 homes will be accompanied by special first-release pricing and incentives.

The 1-2 bedrooms units range from approx. 660 sq ft to 1870 sq ft. and start at $199,000. Only a year to a couple of months ago, these prices were previously unimaginable. I would recommend checking these units out and touring the building to see if its what you are looking for soon. It seems like there are a very limited number of units and at these prices they may go fast.

Hi Searching,

Now is a great time to start looking Downtown. As much as it's changed recently, it's just the beginning. Yes you can purchase in that price range, especially the low $400k, depending on what you are looking for.

Size is most likely only one a few things that are important to you. Location, security, parking, walkability, etc also figure into pricing.

Financing is an important factor as well. Lending Downtown is a little more difficult, especially for FHA loans, due to a large number of Short Sales, Bank Owned properties, and owner rentals. For example I don't usually recommend Little Tokyo Lofts, as much as I like them, due to issues with financing, but if you have all cash and are ok with the neighborhood, they are very affordable.

If you want to contact me with more specifics of what you are looking for I can usually narrow your search. I lived in and work with lofts (currently have a listing in Molino lofts) for many years but shifted to REO's when the market slowed a few years ago. Whatever you do, make sure work with an agent that knows Downtown. It is a very unique market.

I am a downtown loft specialist and have been downtown since 2004, the beginning of the resurgence. I currently have a unit listed for sale, a short sale, at $250,000 and will have a larger unit, approx. 1100sq.ft. penthouse being listed in the next couple of weeks. It's important to work with a downtown agent as these agents know the buildings and neighborhoods really well. In addition, there is a lot of inside information you should know before beginning your search i.e., some buildings have pending lawsuits, which in turn means you will have a very difficult time financing and or getting a loan at all. Some buildings are in Chapter 13, something you should consider carefully before purchasing in these buildings. These are just a couple of things one needs to be informed about when searching for a property downtown and a downtown agent will guide you and advise you best on what buildings you should be looking at.
