I am looking to purchase a decent size waterfront lot in Cape Coral with acces to salt water via boat.

I ll be delghted to help you locate what you are looking for. As I previously told you, there is a vacant lot on salt water canal with 20 minutes to the gulf going under 10.25 bridge. This is a short sale subject to mrtgage holders approval which may cause delay. This lot is listed for $69,000.00.

I can tell you I have seen them as low as $80K and as high as $525K+ . What price range is comfortable for you? If you are not sure may I suggest pre-qualifying for a loan? Hello,

There are many lots on the market , it all depends on the Boating Access your realy desire! We have access within 10 Mins. to the river and many that would take you almost a hour to the river . There are some that have limited access via a bridge hight 8.5 feet. We also have limit amount of water depth during some times of the year in many locations. I would suggest you work with a Realtor that knows Cape Coral on and off water, so you can enjoy a waterfront location year around.

As they all said, there are to many lots in Cape Coral which meets your need. However there is a lot for sale on a canal, gulf access and over sized (3 lots) available for sale. Please contact me for further details.

There are over 500 gulf access lots on the market right now in Cape Coral. Prices start in the $40,000s and range upward to over $2M.

Some of the variables that impact lot pricing include: distance to gulf; direct sailboat access or under a bridge; intersecting canal view; width of canal; seawall in place and utility availability on lot.

There are plenty to choose from, some very nice lots in the NW Cape for in the low $40,000 range. I have saw some sold very recently for in the $30,000 range. Let me know if I can help, I will send you a complete list of lots in all of Cape Coral.
