I deal do with a single lender who can handle credit scores down in the 500s, but other items on the credit report can prevent you from getting a loan. Specifically, your recent credit must be clear - no lates, no collections, or charge-offs - within the last 12 months. If your scores are low but this is due to events in prior years, you can still get a loan. Just ask me to put you in touch with this lender.
If your problems in your credit report are recent, you don't have any reasonable choices. You can try to find a seller-financed property or look for non-traditional lenders (whose rates are often well above market).
