further east, i.e redmond ridge etc I am having second thoughts if in the long term this is a good investment. Will i get a good price for a place I buy in Rose hill which i plan to sell 5 to 6 years down the road or will i get a better price selling in the redmond ridge area?

I agree with Bev that in down markets the closer you are to in city locations the more value your investment usually retains. Of course, age, neighborhood must be considered. If you are looking at comparable
homes and the neighborhood on Rose Hill is nice than Rose Hill would probably retain a higher value.
There are buyers that prefer planned communities with amenities like Redmond Ridge. I would have your agent compare to like homes, one in each area, over the past years and see what today's value is. This will give you an indicator. I sit a new home community, Arbor Ridge on Rose Hill on Sat (just south of Safeway on NE 85th and 124th Ave NE). If you want to stop by between noon and 4 we can chat more.

I doubt that you would have a better investment in an outlying area as opposed to a close in location like Rose Hill. However, there are bargains to be had in buying new construction at the moment, regardless of location.

I live and work in the Rose Hill area, so I would be happy to answer any questions you have about the area and its investment potential.
