This is going to depend on your budget...
I have recently sold/rented multiple units in this area...

In the last 30 days....
I rented a unit in Olmpia for 3,500.00 large 5 bedroom home....
another on Bahia Isle... for $2,850...

Another thing to consider,,, Seasonally ~ with the Polo Club as a neighbor the opportunities are great!

Now is a great time to invest in rental property in the Wellington and West Palm Beach area. I have lived, worked and raised my family in Wellington for the past 25 years and grew up in West Palm Beach. I am well acquainted with these areas and can answer any question you might have with first-hand knowledge.

As for rental properties, Wellington is known for their great A rated schools. Many tenants are looking for homes in this school district so that their children can attend these schools. Demand is high and supply is low for good 3 bedroom homes for rent in this area if this fits your budget.

Unique to Wellington are also Seasonal Equestrian Rentals. Many Landlords purchase properties close to the Polo or Equestian Show Grounds and then lease for a 3 to 4 month time period to those who are here in the winter to compete. Rent can be double for these months over what an annual rental would bring with less wear and tear on the home.

Pal As you can see from the responses - The Rental Market is not a
problem ' Generaally speaking the " stability of thei nvestment "
consistancy in "return" are now on a different "Playing field "!
Stick to units with good space,well put -,, todether, Be carefull
to buy only in Community or HOA settings that are stable in finances
and management!! Regarless of price range try to focus on
units 3/2 ! As far as appreciatio:-all investments must work
without any-until further notice -to be safe.

size of investment ,type of unit, desired investment of cash and rate of return!

Qualified buyers can purchase rental property with as little as 20% down and rates in the upper 3% range using the RB Program.

I would stay in the 250k and up on rental property purchases in that area. Buy in a desirable price range where most families would want to live and where you'll see the best appreciation.

As a Florida Mortgage Broker who does loans in that area, a Florida Real Estate Investor and a long time Land Lord, I have a unique insight that most do not.

Hi Pal,

A lot will depend on your budget and your preference for either a single family home or a condo or townhouse.

You want an all age community in a good school district. Preferable a property that will allow pets, as that is a request I regularly receive from prospective tenants.

If you purchase a condo or townhouse, you need to make sure there are no restrictions on renting.

Ask a fair market rent and you should not have too much trouble finding a tenant.

If you ask the correct monthly rent you shouldn't have any problem in finding a tenant in any area of WPB or Wellington. And, I would say the same thing for most of South Florida as rentals are very much in demand.
What is your budget? I ask because your budget will determine a rental range you should expect. Newer single family homes of 3 bedrooms or more will (generally) rent for more than a one or two bedroom condo. But, they will also cost you more to purchase. If you are considering an investment condo then be sure to verify if there are any buyer or rental restrictions within the community. Many do not allow corporate purchases and many do not allow rentals the 1st and sometimes even the 2nd year of ownership.

Hi Pal,

I have a beautiful mobile home that is about to go on the market. It is Pompano/Deerfield area but fairly close to West Palm Beach. Please take a look at the link provided for pictures as this is a one of a kind gem. The upgrades, ceramic, granite and work put into this home hardly compares to some places you would find on the market.

The one I have available it completely renovated from top to bottom and it is one of a kind. New plumbing, sub-floors, ceramic through house.
