I work in the Kirkland market exclusively and, as you are aware, there is a huge price range differential. Patrick is correct in that there are properties not on the market in which owners would entertain offers. A price range would be essential to anyone attempting to help you find a suitable property.

In my search I have found a few properties that are not on the market, but the owner would definately entertain an offer. Unfortunately, none of these properties is right for my client. Shelly, if you're not working with an agent currently, consider interviewing several and find one that will meet your needs. Start by asking friends and co-workers if they can recommend one. (Cindi from San Ramon - thanks for your comments.) It is very important that a knowledgable agent who works in the area where the buyer seeks a home is very important. Comments issued by agents who are way outside a practical geographic range really hold no water in this circumstance. Avoid referrals through networks or other agents. That often means the agent they provide will be working for a reduced commission to pay a referral fee. State law differences and other such important issues are better served by those in-the-know. Issues regarding waterfront property in a specific community likely need even more specialized knowledge. Good luck.

I am the agent /Broker that has the townhouse condo listed in Kirkland on the waterfront with 23 ft boat slip included. It is a 2 bedrooms and 2 .5 baths recently remodeled. First, I'm wondering how and why someone gave your question a "thumbs down"? Pretty odd to see a valid question like yours receive a thumbs down, as if for some reason you weren't supposed to ask the question.

Finding a property is relatively simple when you know where you want to live and what you want to buy. It's a two step process.

1) You put an upper limit as to price you are willing and able to pay.
2) You identify via the tax records all property that exists that fits your criteria as to square footage and price.

I myself have used this method to find a property for myself, and for clients, that is not currently on market. In my system I can search the tax records via "general query". I can target by square footage, general features, zip code, and assessed value range. I know the general public has access to King County Tax Parcel records and you can design an Excel Spreadsheet with your parameters to list the homes and condos that meet your criteria. Don't forget to include assessed value, though the assessed value will be less than actual sale price. If most properties that you have followed have sold for 1.4 times assessed value, then cap your search at the assessed value that applies. You can shoot over a bit, but you don't want to approach a property assessed at $1.7M if you are only willing to pay $850,000.

What you do next is up to you. You can knock on the door. You can send a letter to the owner. If it is a condo complex, you can ask to put a notice of interest to purchase on an internal bulleting board available to residents.

The only caution is that when you are looking for just the right property, and approaching people whose property is not listed for sale, it can be like Zillow's Make Me Move Feature. You may find someone willing to sell...at "the right price".

Often looking for the perfect home and also getting a good price, do not go hand in hand. So before you approach owners directly, you should have a set strategy in place for not overpaying, or at least set the dollar amount at which you are willing to overpay to get the perfect place.

Hi Shelly! A new listing in the Pierpoint building just came on the market. It includes a 23 ft boat slip. The unit is 2 bedrooms with 2.5 baths and has been remodeled.

I agree with Bryan that exploring cancelled or expired listings could also help you find the perfect new home.

One option for your agent is to review past listings. It is possible that there may be a home that fits what you want, but due to a slower market, the seller decided to hold onto the property untill the market improves.

Also be aware that when you are looking for a specific property like you are it is likely you will have to pay a little more to get it, especially if it is not listed.

I would suggest you interview buyer's agents for the Kirkland marketplace. There are other ideas to find people who might be interested in selling who have not yet put their homes on the market. Like Kelly I also live in downtown Kirkland. I would put most emphasis on the ideas agents have to find unlisted properties and the qualifications of the agent. There are many great, professional agents to choose from.
