Do not assume that you will get a better deal because you are a cash buyer. Unless the Seller finances the deal, all deals come to the settlement table with cash. Also, foreclosures, and short sales, generally are already at below market values. And don't be afraid to look at non-foreclosure listings; they too can result in a good deal for a Buyer.

Hey Moose,
You may have already found the house that you want. But if not, then I think that you are taking your time making the right decision. The truth of all of this short sale, foreclosure, distressed sale stuff is that the math has to be right for all parties. Due diligence applies to distressed sales more than normal market properties. What is your price range? Myers Park, Eastover, and Cotswold all have wonderful bargins available now. How large a large house? 3000 sq ft? Some are as large as 5000 sq ft.

I would encourgae you to use someone familiar with the neighborhoods and be careful of the flood plain.

I would check out some new construction in the Meyers park area. The builders are sucking wind these days and there are a lot of good deals out there. As they say, don't buy depressed property, buy from depressed owners.

Hi Moose!

I was out with buyers in that area just this afternoon! I understand exactly what you are looking for--a foreclosure and preferably one that has not yet made it to MLS. I have an attorney that has instructed my partner and I in the use of specialty software to locate those properties for our investors and our buyers who are looking for exactly what you're looking for. If you choose to phone me, that would be great but, if not, let me give you a couple of foreclosure-searching pointers!

1. Do not limit yourself to one specific elementary school zone--high school is fine but, elementary zones are much smaller and finding a pre-foreclosure or one that has JUST been auctioned in a particular elementary school zone that fits YOUR exact needs, is like finding a needle in a haystack! I recently had a buyer who needed a second living quarter and ONE specific elementary school requirement--the task was next to impossible!
2. When you're looking for a great deal, you can't expect to locate THE perfect property that fits each and every one of your needs/wants! Your criteria has to be a little less stringent--if you prefer a specific color of cabinets or countertops, these are inexpensive changes compared to the aggressive price that you will get on a foreclosure property.
3. Search only up to the amount that you're willing to spend--with these properties, multiple offers (believe it or not) are the case in many situations and if you can't (or won't) compete, you won't win any bids.
4. When your agent lets you know that you need to offer $ X amount, go with it (if you have the confidence in your agent that you should)! I recently had a client miss their absolute DREAM home ($1M price range) over $25K! They looked at homes with list prices far above the amount that they were willing to spend, then when they found their dream home, they were faced with competing with multiple offers when they decided to make their offer. They lost to a higher bidder--despite my advice, even when given the option to go with highest and best from the sellers! They needed to go to just above the winning bidder's price--which by-the-way was a HECK of a deal! The property will be worth FAR more than they would have paid & they would have had instant equity!
5. If you're looking for a short sale property--a completely different kind of bid and process will be followed--be sure that your agent is familiar with that process. Again, it's not like a foreclosure AT ALL!

I didn't mean to write a book but, am currently working with several clients that are looking for exactly what you're looking for in different areas of the city and in different price ranges! You stand correct, very few high-end homes have sold in Myers Park but homes are selling. Wow I am surprised that there are not 500 replies on here with the question that you asked, maybe everyone that sells real estate in Charlotte, except for Lynn, is watching football today or something. Obviously you are in a great position not only as a cash buyer but certainly as far as looking at a price range that is very sluggish everywhere in the country. Certainly you are in an extremely positive negotiating situation with the cash purchase and lots of homes in the areas you would be looking at are already slashing prices in order to try to sell. I woudl be more than happy to chat with you about what you are looking for and also to search for you and send you information on homes in the Myers Park area for you to view, most are going to have multiple pictures as well as virtual tours so you can have a great idea of what is out there without having to go out and drive around and search and of course if you would like to go see some I would be more than happy to do that as well.
