I looked up condos fro 250-400k. There's some new ones being built included and you can use your $10,000 California new construction tax credit.

The link is below for the 13 homes. Need to do a cut and paste.

I have a contact who also has new "lofts" at 14th and I - they had a grand opening a couple weeks ago. Website is http://www.1409r.com

The sales in Midtown for newer condos / lofts have been slow but the resales are picking up steam. Buying in Midtown is always popular because of the demand, and the Midtown area hasn't been hit as hard as the rest of Sacramento.

I help a lot of buyers purchase short sales and bank-owned homes and can tell you that there is almost always multiple offers on the desirable condos. My office is in Midtown, and that's one of my areas of specialty. In fact, I know of a smoking deal right now.
