As a developer, I have to agree with Mark Washburn. There are a lot of new/newer products on the market below replacement cost. Waterfront, with Gulf access is still the best play, for short or long term ownership. Two web-sites to check out are:

Unless you really want something custom or unique, you can find better deals with already built homes. Right now our inventory of existing homes are selling for less than the cost to build new. We are seeing lots of aggressive offers being accepted by sellers.

Bonita has many fine communities, the best community in Bonita is a generally a matter of personal preference.
