I am looking in the 300,000-350,000 range in State College. Why are there so few new construction listings?

Thank you for your question. I believe you will love Happy Valley once you relocate here. I agree with the 2 answers that have already been provided. Many of the new construction homes are still in the "construction phase" and are not completed or are spec homes. In this case you would still be allowed to make choices to the finishing process to make it your home with your customization choices. There are numerous builders in the area that are more than happy to work with you. If you are looking for a certain neighborhood or some privacy there are homes available. One reason why you are not finding the listings is because most new construction is not placed into our MultiList system. As Nina stated, there are less builders building spec homes and most people looking for new construction either use a real estate agent to find these "hidden" homes or are contacting the builder directly to have the home built. Are there certain neighborhoods that you are interested in having a home built or finding a spec home? Is there a certain builder you prefer? An agent can help, I have experience in that process, having built 2 homes for my family and working for a local home builder. FIRST ANSWER

In my opinion, since 2006, the builders in the area have not been pulling permits to build quite as rapidly as they have in the past. Also, the new constructions that are being built in State College are selling as they come on the market. Since there is the lack of inventory, they don't stay on the market as long as they have in the past. In the Foxpointe neighborhood, there are 2 new construction listings that are sale pending (List Price between $339,900-$354,900). To give you an idea of the size of the houses, they are around 2200-2500 Square Feet. Please let me know if I can clarify anything for you!
