we have several rent to own properties on Victorville, Apple Valley and Hesperia. Technically, in Real Estate language ,these are simply a lease with option to buy. Not an obligation to buy but simply a choice. With obtaining a loan so dificuly right now, specifically with the many that are "credit challenged" this is a good time to consider this.We have several credit repair methods including "Fresh Start" that could enable someone to have aan excellent credit score within a year and by then, we believe the banks will have money to lend. We also can do a piggyback purchase of an REO for our clients if they are qualified now for a loan but can't get the bank to accept an offer where there is a loan involved. Our new development (41 luxury low maint. homes in Victorville) with rent to owns is 60% occupied now with lease option tenants that all intend to become owners upon exercising their options. Some property management companies have rent to own opportunities. Most of the time a seller isnt out to do 'rent to own' but if there is someone interested in that type of transaction I'm sure they would consider it. As for owner financing... it's one of the easiest things to do. Most of the time owner financing comes into play when buying vacant land, however, I have helped buyers get into homes with owner financing. You just have to have a good agent that knows how to put the transaction together for you. In this market there are so many REOs that an owner-financing situation would most likely be denied by the bank but approved if you were buying from a regular seller. Check with Orrin Joseph. He can advise you. Personally, I would avoid RTO's but that's just me. (760) 221-1969 Orrin sold a property for me and arranged owner financing. Some realtors have no idea how to handle owner financing but with Orrin it is not a problem. RTO's are not the same as owner financed transactions but there are some similarities.
