You might consider looking at some homes that are listed as short sales...lenders are now starting to do assumptions and they may be more flexible as long as you can somehow substantiate your income. You will still have to fill out a standard loan application and come up with a small down payment. Check with a realtor who specializes in short sales as the lender will pay a realtor's commission in these instances.
