I am looking for houses in Great Falls, and I found a listing of interest. I was told that agents can run what's called a CMA to tell if the

house is priced properly. I'm out of contact on my cell phone for part of this week, but I can get email if there is anyone who is able to run it and email the comparable list to me. I could study it while I am away.

Please ask questions about the CMA analysis, and be aware of what homes were used, and, just as important, what homes were excluded.. It's the whole problem of what's really a comparable property, and you need an understanding of the thought that went into doing a CMA.

Two more things: have you done a traffic time analysis, or have had one done for you, of your commute from the home in which you're interested to where you want to go during the week? Route 193, Georgetown Pike, in the morning, with all the school bus stops and starts, can be a total nightmare. Second, if the home in which you're interested gets its water from a well, have you tasted it? More than a few buyers I have encountered just don't like the taste of the mineral-laden well water in Great Falls. It's not sweet, like Middleburg's.

You have been looking at houses for quite a while and have been outbid. An experienced Realtor who works in the area you are looking could be a great benefit to you. Interest rates are at ll time lows and prices have come down in Great Falls. You might reconsider your position of looking on your own and develop rapport with a good Realtor who can give you al the information on the area, comparable properties for sale and sold and information on particular properties you are interested in. You do not pay a Realtor direct for these services so you should not be concerned about having to come with additional cash above the sales price. I imagine you have heard this. If you are looking in Great Falls, find yourself a good Realtor to help guide you through the process and find you a good value.

Reman - you haven't provided your email address for anyone to send you the CMA. This is a standard duty of a buyers agent. You will get the highest level of service by hiring one, and you won't get any kind of a "break" on the price by avoiding one. In fact, most of my clients feel that they would have paid more, not just for the house but for all the other services you'll need in a real estate transaction, if they had not hired me. When a buyer purchases through me without a buyers agent, I can always see what they never know - which is the disadvantage they have by not having representation. I grew up in Great Falls, and regularly work the general area. In fact, Beach Mill Road was named so because my grandfather and his brothers ran the saw mill that used to be there.

Anyway, I'd love to help you. But even if you don't decide to talk with me, consider hiring a buyers agent, please. Real estate is too big of an investment not to have a professional with all their knowlege, tools and resources at your disposal.
