I live here and I love it. It is my first home and my neighbors are great. There are some renters, but all in all the neighborhood is great. I love being outside of Houston because I can actually see stars at night. Albeit farther than if I lived inside the loop, my commute to work is really quick with the mentioned new road, and the ability of getting to 288 without any lights. We need more people to build so we can get our tennis courts. We have a community pool, and the waterfalls and the ponds really are cool. I feel fortunate to live here.

I'm not sure what the last feed is referring to, but Rodeo Palms is an excellent community to buy in. My husband and I are closing this month on our home there. The prices are very fair compared to surrounding communities such as Southfork, Sunrise Lake, Shadow Creek Ranch and Southern Trails. You can buy more house for your money. The community however, is more secluded than those mentioned, but if you prefer that, as we do, then it's an added value. The people in the community seem to be intelligent, middle-class to upper-middle class, hard working Americans.

There are many lakes, sidewalks to walk on, a large pool and a nice church behind the community. The most exciting new information on Rodeo Palms is that they are building a new road that leads to CR 58 for much easier access from Rodeo Palms to 288 North. The builders include D.R. Horton, Meritage, Legend, Pioneer and Castlerock. There is a large lake on the church property, so you can purchase a lake lot without paying the extra lot premium and get a nice view of the lake. The church is nice enough to allow unlimited access to the lake just as it was apart of the community. Also, the entrance to Rodeo Palms was meant to be for the expensive neighborhood (homes priced $500K - $3M). So the entrance looks very extravagant for the newer home price ranges as well ($130K-$750K).

Activity in Rodeo Palms has increased significantly after a slow and rocky start! There are other master planned communities in the area that might interest you, depending on your price range, place of employment, etc. Lakes of Savannah, Southern Trails, and Shadow Creek Ranch also have opportunities for building a new home. Rodeo Palms is a subdivision that had some financial difficulty for awhile. However, in the last couple of years the building in the subdivision has started to grow. When it first started, they wanted more expensive homes, but that seems to have changed. If I can help you, please let me know. I live close and can find out more info about lots and homes available.

FIRST ANSWER

I looked at this site to build, land seems overpriced for the access and location as well as size. Slowly growing subdivision but no one would tell me the plans for the land surrounding the subdivision....looing elsewhere, also all lots are for sale by owner or realtor, all lots were sold by subdivision once it started and it is very hard to get anyone to give you info in the fees/dues etc
