prefer a single family home or a ground floor unit. I have been looking at Kelly Greens and Colonial. I like the location of Kelly Greens but it seems a little older. Does anyone live in these communities? Are there any issues with the HOA? Is it difficult to get a T-Time in peak season? What is the average age of residents? We are in our early 50s. Are there other communities I should check out? I like Pelican Sound but it is more expensive. Where would resale be best? Thanks for any help you can provide.

From the range of places you mentioned above, Kelly to Colonial, I think it would be best to get what are YOUR needs and wants. With so many homes on the matket today, you should have NO problem finding a property in your comfort price point. The questions you have asked DO depend on the specific communities. NO two are alike, especially currently. People ARE living in all of the communities you mentioned; some are seasonal and yet others are year-round residences. HOA issues - YES in many. After finding out your focus, that is something I dive into when we are closer to identifying some of the "wheres" it will be. T-times in season do differ- Bundled golf? Private membership? Equity membership? Number of members currently - number of members when at capacity? Are you looking to pay "upfront" for your membership and then an annual fee.... and if yes to either or both, the amount you are willing to pay? It will all determine the answers to some of your questions. Average age- again, depends on if the community is year round for the most part... or seasonal. It can also depend on the age of the community and if most are retired or in the daily work force.
