Hi Lester:
Condo's are limited to inside inspections of the things you are responsible for but inspectors will also note deterioration of any common areas, e.g. hallways, exteriors and roof which the association is responsible for. If you are mortgaging, this may become an issue if things are not in good shape. You need to make sure the association has reserves for repairs or if there already special assessments for repairs are in place. On condos, inspectors may not have access to operating systems, such as furnaces and water heaters unless they are specifically dedicated to your unit.

Mark and Keith are good. Here are their reviews: http://local.yahoo.com/info-31276370-pasquariello-mark-inspe…

They are out of Union which is local and I think you will like them at an affordable price.
