Thats a simple question to answer. I am a local North County Realtor and actually live in San Marcos. If you just want gated homes, I would certainly say BUENAVIDA is the best match for you, simply because its gated and you could throw a rock to the univeristy ( its literally across the street!) Homes range from mid 400's to high 600's. The next best bet is SAN ELIJO HILLS, which is where I live. There are several gated areas here to choose from. Another gated community, just east of the university, that has insane deals frequently is a small gated community called SILVER CREST. There is currently a BANK OWNED HOME in this community for 399K and is 4-5 bedroom and 3000 + square feet. This is most likely going to be the best value around.
