near tourists attraction. What vacationers look for in a rental vacation home ? do they like a condo or a single family home? 2 or 3 bedroom property? I was satisfied and the kids loved it when i rent a 3 bd condo at vista cay at harbour square last year, but i don't know what the majority look for when they rent a vacation home. Thanks

Disney currently has the free birthday program going on so spent yesterday (my birthday) at Animal Kingdom and Epcot with my wife and had a great time and the crowds are still strong.

Thank you all for your input. I have a better info now about what i should look for.

I understand that property listing updates quickly. I will be in Orlando next month 19th of November for 10 days.
How can i arrange to see few properties and if i decided to buy what i like i will close the deal right away will it be possible?

I will pay cash ( price range $ 100k-130k ) for Condos or a single Family home. Any property should be 3+ bedrooms and 2+ baths, in a gated +/- guarded community and in a SRT zone.

Preferred areas , Vista Cay at Harbour Square, Dr. Philips, Windsor developments.

I am pre-qualified for a mortgage $170k.

Kal, another community to consider is Crestwynd Bay. It is a gated Mediterranean-style townhome community about a mile from the newest entrance to Disney World. KB built the homes around 2006 and the community features a nice pool, nature walk, and tot lot. There is a great 3 bedroom/ 3 bath floorplan that has corian counters, tile and California Berber carpets. It is a great first home, second home, rental or vacation rental community. Vista Cay is a great community, I also like Encantada located within 15 minutes of main gates of Disney, tourist love a quick drive to go back and fourth during the day (start early at Disney, leave during the hottest part of the day to hang by the pool then shower and return to see the parade).

Hi Kal,

You have been given good answers previously. I believe from my perspective in guiding customers/investors similar to you, it comes down given the information you have share to budget. Both zip codes above accomplish your objectives. The units in 32819 near the Convention Ctr. are a little newer, offer tremendous value and are centrally located to everything. They are a little pricier than the 34747 zip code but in my opinion, if you can afford them and are in a position to pay cash, they offer better long term potential.

In either event, I would be glad to send you a current list of properties meeting your criteria in either zip code as we work with numerous customers such as yourself. This list changes daily, with units being purchased and new ones coming on the market. Customers when renting a unit look for location, cleanliness, a safe area and a fair price.

Hi Kal,

Great question. I think that in today's economy, people are looking for value. So I am assuming by your comments, you are looking for something that you can rent out when you are not using it. vista Cay is nice and new and zoned for short term rental (meaning you can lease it out by the week, month, etc.). there are several properties and areas in Orlando that you can do this. There are also some townhomes in the kissimmee area (neaar disney) that come fully furnished and then some (linens for the beds, towels, a fully equiped kitchen, washer/dryer, etc. All this for under $100K. Hi Kal,

Sorry for not addressing you question directly in my first answer. You should trust your own judgement when it comes to what tourists are after. My wife and I have always been guided in our real estate dealings by, "Would we want to live/stay here?"

In terms of what to buy, I'd get as many bedrooms as you budget will allow. 2 bedrooms are definitely NOT enough because they limit your potential. Vacationers who want their own pool will want a single family pool home, but a lot of people will be concerned about safety and for them a resort with a great pool complex will be prefered.

The number one factor in the initial success of short term rental investment is how well is the property marketed on the internet. That's where the vast majority of bookings are made. Once they have been, then you'll be hoping for repeat business and referals and that will be down to how clean the unit is, the amenities at the resort and it's location. I definitely prefer the resort communities to the east of Celebration over the places in 4 corners and along US 27. 4 Corners is fine for Disney, but terrible for everything else.

Vista Cay is fairly popular and there are some good deals right now on resale. You don't mention how much you want to spend though... and some bidders are unrealistically low. We do a lot of these sorts of transactions however so feel free to contact me for more info and how to acquire a good bank owned deal. You will need cash for a condo though - perhaps that will be your deciding factor?
