I am actually selling my mobile home now. Its 3/2 16x80 built in 2004. It's in the Village Green community off of Pratter Rd and Bible Rd. I'm looking for somone to do a TOE (Take Over Equity) essentially you'ld have to come up with $1200 (3months payments) and It's yours provided you pass the mortgage lenders requirements. The mortgage is $393.11 and the lot rent is $252. The good thing with the TOE is you won't have a house payment for the first 3 months (just lot rent). There are currently 15 active listing on the Chattanooga MLS in Catoosa County (Ringgold, Rossville, Ft. Oglethorpe, Tunnel Hill). Financing can sometimes be a concern if they are not on permanent foundations. Depending on your situation, there is also a small park for sale that the income almost offsets the payment. Mobile homes that are not on their own parcel of land are not considered real estate. They are vehicles so a real estate person cannot help you if it is in a park.
