I am looking for a house or townhome in avalon park south (zip code 32828) with great amenities. What is best price & requirement whenbuying cash.?

We sell a lot of homes in Avalon Park. Price really depends on which part of Avalon Park you would end up to be and if you go with a townhomes vs. single family home.

Your options could range from $150K for a 3 bed townhomes to $200K+ for a nice single family home.

Cash or finace are usualy the same price, when is cash you will to show were is the money.
Avalor area is beatifull and runs between 140k to 190k.

In most cases, a good deal is a bank owned property. However, there will be at least some cosmetic repairs will be needed like painting, floor, deep clean etc... Below is a like to 36 bank owned properties in the zip code of 32828.

When you pay by cash, you would need to have a proof of fund ready. It can be a bank statement, a letter from a financial institution stating you have access to cash. Also, the require amount of deposit normally is more. The advantage of paying cash is when there are multiple offers, seller most likely choose cash over the others if all terms are the same.

Not usually any discount for cash and you will need to show the money. Sellers look for the best all round terms. not just price

Townhomes in Avalon Park start at $145,000 and for single family home $180,000.

Best price for a townhouse in Avalon Park is $145,000 and for a house $180,000. Both are normal sales.

Is there a cash discount?

A client asked me a fairly common question today and it seemed like a good topic for a blog. The question was how much discount should he expect for a cash offer in the current marekt?

I looked at one of my common searches that includes the Medical City area plus Saint Cloud and picked sales in the past 6 months. There have been 1783 of them.

713 Sales were All Cash and the median ratio between asking and selling price was 98.3%.

1070 were other than All Cash and the ratio was 99.3%.

I also looked at REO's only and in both cases the median ratio was 100.0%

So, is there a discount for cash? No, there is not.

The inventory in the 32828 code Ina's a range of prices .. Please contact me to find out more of what you are looking for bedrooms to baths and what price range you are in. I need to know if you have time to wait for the time it takes for a short sale or bank owned.
