Jo,
I specialize in rual property; location, price, and what are your specific expectations of the property? In the rural areas we need to be mindful of our zonning, and many rural lots are part of a county process and many times covenants do not allow B & B's. It can be a challenge finding stand alone acreages that are close in to the front-range. If you would like to visit more about this please feel free to call.

FIRST ANSWER

I would start by talking to our zoning/planning/building dept. They can answer all your questions. They can also give you a list of zoning the bed and breakfast would fit into. With this information, you can search or have your realtor search for a property in the correct zoning. I think it is important to have a contact at the zoning dept. so you can call once you have an idea if you will build or purchase an existing building to get all the rules and regulations. Good luck.
