Why wouldnt you consider what she sent you as what the market is saying now. I think she did exacly what she should have. Have you considered looking at a home that you can renovate to your specifications.
Rutherford has some older homes with large properties that can be transformed into what your asking for.
The school system, train and location is a definite plus.. Have you considered adding on to property.
Try seeing what a builder would charge to add on ... The property will definetely increase in the coming years and then you have escrow.. Any which way .. view more homes.. with your agent and check out what it cost to do it as opposed to have it already.. If your a working couple with kids and no time.. pay for what it has now
If you are handy and have time.. call in the advise of a qualified builder... Nutley is good taxes are higher , prices of homes are lower... no train.. Agent

Rutherford properties are usually listed on njmls not gsmls. I saw a fully renovated 3 BR/2BR ranch, listed for 399K. I offered 371K --didn't get it. I heard the house went under contract for 399,900. Also, keep your options open for Nutley, really beautiful town with excellent schools and much nicer parks. Alos, it is more walkable than Rutherford.

The gsmls only has 4 listings in rutherford. None of the houses are newer. You might want to expand your search slightly to hopefully have some more choices.
