There are several properties for your consideration --- what are your search parameters besides proximity to the campus?

You may also want to consider adjoining cities in case Berkeley becomes cost-prohibiive. The transportation system is quite good (buses allow bikes to be transported in bike racks attached to the front of the bus), BART is another.

Berkeley hasn't experienced the drastic price reductions as other cities, and from time to time, there will be competitive bids on properties that are priced aggressively.
