Most of the advise that you received so far is pretty solid. Notice that they all came from either agents or in this case a Mortgage Broker and Lender. Please don't rule out doing business with Investors. I have been a real estate investor for over 6 years. Some of your advantages include that usually we own the house that we bought at wholesale or below and many of us have our own Construction/Rehab company that put our property back into top notch selling or leasing condition. The big advantage is that we have many different programs that can get you into a house that you are looking for at a good price. We do not have to stay to the conventional processes that the Agents do. again we are selling you a house that we already own and it can speed up the process. I would be happy to explain this avenue with you or contact any Real Estate Investor Association.
Is there a specific reason you're limiting yourself to foreclosures? If you have a reason, like maybe the loan program mentioned below, it's great that you have a plan. However, if you're just looking for a great deal, I just want to remind you foreclosures aren't always the best deals out there - or the only deals out there. I've put a link below to a blog post I did a few months ago about limiting your search to a foreclosure to find a good deal.
Hi, I have researched for you on this many foreclosures are showing up here, but only two , TWO , that have the 4 bedrooms, 2.1 bath, also 2 car garage, I will need to do more to locate the lender that has it etc.
one was picked up by the bank at the 122,820 mark with 2112 sq. ft.
the other the true buy , bec. of the sq. ft. of 3036 sf, $251,500 -
This does not mean they the lenders will allow the sale to go through at this price just that they got it at that.
Just Let me know which way to go for further research !

If you have not found a Realtor to work with you should...this person will ask you many questions and answer all of yours so they are better equiped to help you find that house. If may turn out that a foreclosure is not the best way for you to go. Please consult a professional to help in your search, it will make it alot eaiser.
