Prices have been nudging up slightly since February 1st of this year, and while things are usually slower over this next 3 months, I doubt that prices will fall during that period. Once next January 31st has passed, it will be another "Katie! Bar the door!" market, just like it was earlier this year, with multiple offers on ALL the properties in Joe's price range - with a resulting further nudge upward, of prices.

Tanya, At this tyime there isn't anything in a detached house for under $300,000. They a re a few that come on the market every once in a while but they are gone quickly. The best thing is be ready to jump on it the first day it comes on the market., to do that you need your loan in place and agent that knows you. You have to be active in this process to make sure you can get a house.

There are exactly 3 available townhouses tonight under 300K. No detached homes. Not likely to happen. There is one home at $389,900 that is the lowest price for detached in Lake Forrest today! Is there a reason you need Lake Forrest in particular? Your options are Go into a nearby city that is priced where you want,
Go into a townhouse in Lake Forrest or maybe go up in price if you need detached. You can search listings on my site without entering name and number til you are ready for that.
